Raffles Coconut Grove vs. the Other Coconut Grove Residences
The Grove's new residences are not the same product, even when they sit a few blocks apart. Here is where Raffles Residences Coconut Grove sits among the Grove buildings WIRE Miami covers. Figures for the other buildings come from WIRE’s project files and are dated where the file dates them; ask for the current numbers before you compare prices.

Raffles against Four Seasons
These are the two hotel-branded residences on this list still selling from plans, and the natural comparison. Four Seasons is 70 residences in 20 stories by CMC Group and Fort Partners; Raffles is 35. WIRE’s Four Seasons file carries a range of $6,220,000 to $12,470,000 for two to four bedrooms and penthouses. Two bedroom plus den residences at Raffles are $5 million and up per the developer’s November 3, 2026 figures. Raffles also puts a Raffles-trained butler in the service line, and that is the difference I would make each sales team explain in writing.
Raffles against The Well
The Well is a different proposition: 194 residences built around a wellness club, from studios to four bedrooms, with a range on WIRE’s file of $1,678,000 to $8,950,000 as of a September 25, 2026 availability email. It is a larger community at a wider price spread. Raffles is 35 residences and starts at $5 million.
Raffles against The Lincoln and Ziggurat
Both are boutique. The Lincoln is 48 residences in eight stories by LORE Development Group and Element Development, with a March 12, 2026 availability sheet running $1,717,000 to $3,115,000. Ziggurat is 19 residences by Oppenheim Architecture; WIRE’s file, from the sales team on September 24, 2026, shows it 88% sold with residences at $4.1 million and $4.7 million available. If the appeal of Raffles is scale, these are the two to look at alongside it, at lower price points.
Raffles against Vita and Mr. C
Vita at Grove Isle and Mr. C Residences are delivered buildings. If you want to move in now rather than close in Q4 2029, they are a different decision entirely: you are buying what exists today instead of a plan and a deposit schedule.
Who Raffles suits
A buyer who wants a small building on the bay, hotel-grade service from a residential butler and a home on the order of 2,148 to 4,216 square feet inside, and who is comfortable with a 40% deposit commitment ahead of a Q4 2029 closing. If you need to be in by next season or want the lowest entry price in the Grove, it is not the building.
