What is Raffles Residences Coconut Grove?

Thirty-five private residences overlooking Biscayne Bay in Coconut Grove, and the first standalone Raffles residential development in the brand’s 140-year history. The developer is MC-BH Bayshore Park Owner, LLC, envisioned by Mast Capital and BH Group. Brandon Haw Architecture designed the building, Banda Studio the interiors and Enea Landscape Architecture the landscape; Douglas Elliman Development Marketing handles exclusive sales. Raffles Residences Coconut Grove is not owned, developed, or sold by Accor or its affiliates; the developer uses the Raffles trademarks under a limited license.

All six are on floors 3 to 7 in the developer’s plans; Residence 1 has one sheet for floor 3 and one for floors 4 to 7. The Penthouse Collection is separate, with details and pricing upon request.

What does it cost?

The developer’s sales team put the figures out on November 3, 2026: 2 Bedrooms + Den $5 million and up, 3 Bedrooms + Den $6 million and up, 4 Bedrooms + Den $8 million and up, and penthouses upon request. Ask for the residence by residence list; the type figures tell you where each plan starts, not what a given floor costs.

How are the deposits paid?

20% at contract, 10% at groundbreaking (anticipated August 2027), 10% at topping off (approximately twelve months after groundbreaking) and the 60% balance at closing, currently forecast for Q4 2029. Forty percent goes in before closing. On a $5,000,000 residence that is $1,000,000 at contract and $500,000 at each of the two construction milestones.

What comes with the residence

Private elevator arrival into a dedicated foyer, twelve-foot floor-to-ceiling glass framed by bronze mullions, wraparound terraces up to ten feet deep, honed natural stone floors, Banda Studio kitchens in Dolce Vita quartzite with Sub-Zero and Wolf, and a primary suite with dual dressing rooms and a midnight bar. Service is a Raffles-trained residential butler, a Raffles Director of Residences, a lifestyle concierge and 24-hour manned reception with valet. Owners are eligible for the Accor Ownership Benefits Program.

What to ask before you sign

The sales gallery is slated to open in late November 2026; presentations by Zoom or in person at the developer’s office are available now.
